Property Valuation

We prepare accurate valuations as we understand how important this is to the sales process. Bad valuations will either discourage prospective buyers from showing interest if too high, or fail to achieve the best price if set too low. This is a careful balance where experience of the area, the property and the buying market is critical. Achieving the maximum value possible is always the driving force behind what we do.


Meeting and getting to know genuine suitable buyers is crucial to securing a solid sale. We can organise viewings at any time that suits the prospective buyers with regard to the seller’s schedule. Getting this right is not as easy as it might sound, bear in the mind the property needs to be kept in pristine condition for every time it’s to be shown. We need to be available at times that are most convenient to buyers, which may not be convenient to us. This helps widen the net and raise the interest level. We can arrange to offer live video viewings also which can benefit buyers who simply can’t get to the property.


We charge our clients 1% of the final sold price (plus VAT at 23%). This is only charged upon the closure of a property sale.


We’ve seen so many properties fail to achieve the price they deserve because something as simple as cleaning, de-cluttering & painting wasn’t done. This is essential when thinking of arranging a viewing. Property buying is an emotional process, and presenting a house as a potential future home for a family, must be considered.  The property must be pristine, free of any clutter, personal belongings, and as simply finished as possible. We usually recommend the seller set aside a small budget for internal upgrade works to help get the property in as good a shape as possible. This is money is very well spent. Any money spent on a property’s condition is well spent. When selling your home, you must think about show-houses in new developments. Yours is no different to a buyer.
